Evening Virtual Assistant – Guest Operations & Revenue Management
Shift: 5:00 PM – 12:00 AM EST
Company: Solani Stays (Short-Term Rental / Hospitality)
Role Overview:
Join our hospitality team as an Evening Virtual Assistant focused on guest operations and revenue management.
You’ll be the primary contact for late check-ins, urgent maintenance issues, and nightly pricing optimization to keep our Airbnb properties running smoothly.
Operational Key Responsibilities:
- Manage timely and professional guest communications across Airbnb and other platforms
- Coordinate cleaning and maintenance schedules, liaising with service providers to ensure seamless turnovers
- Optimize property listings, including updating descriptions, photos, and responding to guest reviews
- Monitor and adjust pricing strategies using dynamic pricing tools to maximize occupancy and revenue
- Support financial tasks such as expense tracking, reporting, and basic bookkeeping
- Conduct market research and analysis to identify trends, opportunities, and competitive positioning
- Document and enhance operational processes and standard operating procedures (SOPs)
- Source, evaluate, and vet property deals to ensure alignment with Solani Stays’ investment parameters
- File and manage Airbnb AirCover claims, ensuring timely resolution and successful outcomes
Revenue Management Responsibilities:
- Oversees portfolio-wide revenue performance and sets the strategic vision for pricing and distribution.
- Update and fine-tune nightly rates, minimum stays, and discounts inside dynamic pricing software.
- Monitor competitive listings and send weekly performance summaries.
- Implement promo codes, length-of-stay strategies, and demand-based adjustments.
- Flag anomalies (e.g., sudden occupancy drops or unusual booking windows) for manager review.
Qualifications:
*Exceptional written and verbal communication skills in English
*Experience with Airbnb or short-term rental management is a MUST** no exceptions
*Strong organizational skills with the ability to manage diverse tasks efficiently
*Proficiency with tools such as Airbnb/Enso Inbox, Google Workspace, Canva, and pricing platforms like PriceLabs
*Self-motivated and able to work independently with minimal supervision
*Familiarity with basic accounting principles, social media marketing, and real estate acquisitions is advantageous
*Experience filing and managing Airbnb AirCover claims is a plus
*Ability to work comfortably during Eastern Standard Time (EST) business hours
*Reliable high-speed internet connection; candidates will be required to complete a speed test prior to interview
Schedule:
Active Shift: 4:00 PM – 10:00 PM EST (on call 10pm-12AM)
Must be flexible to cover the morning shift if the morning VA calls in sick
Compensation
Competitive monthly salary (PHP) based on experience ($2.5-$4 to start)
Performance bonuses tied to response times and revenue KPIs
*13th-month pay + paid Philippine holidays after 1 year*
