1. Property Acquisition / Deal Sourcing
Research rental properties in specific U.S. markets (Zillow, Craigslist,
Filter properties that meet Airbnb arbitrage criteria (price, location, lease terms, etc.)
Contact landlords/property managers via phone,
Pitch the Airbnb arbitrage model (sublease permission for short-term rental)
Handle objections using scripts / FAQs (training provided)
Negotiate terms and get written approval to sublease or co-host
Schedule walkthroughs or virtual calls if needed
Maintain a spreadsheet or CRM to track all leads and statuses
2. Onboarding New Properties
Coordinate lease agreements and ensure legal documents are in order
Set up utility accounts if required
Create onboarding checklist for each new property
Work with local cleaners or handymen (if needed) to set up the unit
Order furniture (with my approval) and manage setup logistics
3. Airbnb Listing Creation & Optimization
Create high-converting Airbnb listings (title, description, amenities, photos)
Set up automated messaging and check-in instructions
Research competitors and optimize pricing
Adjust calendar and nightly rates using pricing tools (PriceLabs, Beyond, etc.)
Publish and monitor listings across platforms (Airbnb, Vrbo, etc.)
4. Day-to-Day Property Management
Respond to guest inquiries, bookings, and issues promptly
Schedule cleanings and turnovers with cleaning crews
Coordinate any maintenance or repair issues
Track supplies and restocking needs
Leave and request guest reviews
5. Reporting & Optimization
Track income, expenses, occupancy, and profit for each unit
Provide weekly or monthly reports
Suggest improvements to listings, pricing, or guest experience
Research expansion opportunities in new markets
