Job Title: Part Time Land Analyst
Position Type: Part-Time (with potential for Full-Time)
Location: Remote
Schedule: Graveyard Shift (Central Time Zone)
Compensation: $3 to $5/hour (based on experience)
Job Overview:
We are seeking a detail-oriented and motivated Land Analyst to support our land investment operations. In this role, you will be responsible for conducting thorough due diligence on land deals, researching markets, and ensuring the accuracy and completeness of data. You will collaborate closely with our Lead Marketer, Lead Manager, and Owners to identify opportunities and streamline processes. This position is ideal for someone who is highly organized, can manage multiple tasks, and has a passion for real estate research and analysis.
Key Responsibilities:
- Due Diligence Reviews: Conduct detailed reviews of land deals, ensuring compliance with all legal and zoning requirements. This includes researching zoning regulations, deed records, and tax records for various properties.
- Land Comps: Research and analyze comparable land sales (comps) in various markets to assess property value and investment potential.
- Zoning & Tax Research: Review zoning requirements and tax records to assess restrictions and financial obligations tied to properties.
- Lead Management Support: Push qualified leads to the Lead Manager for follow-up and tracking. Assist with final due diligence reviews on properties under agreement.
- Market Research: Conduct thorough research on new target markets to identify potential land opportunities. Analyze market trends and compile reports to guide business strategies.
- Real Estate Agent & Title Company Research: Identify and evaluate potential real estate agents and title companies to support transactions. Maintain accurate records of all partnerships with agents and title companies.
- Data Management & Marketing Support: Pull and organize data for marketing purposes, ensuring all records are maintained and stored accurately. Assist in CRM audits to ensure data integrity and system accuracy.
- Agreements & Contracts: Draft agreements and contracts related to land deals, ensuring all legal requirements are met and properly documented.
- Collaboration: Partner closely with the Lead Marketer, Lead Manager, and Owners to provide insights, maintain records, and support key business functions.
Requirements:
- Strong organizational skills and attention to detail.
- Experience with real estate research, including zoning laws, tax records, and deed reviews.
- Proficiency in data management and CRM systems.
- Ability to work independently, manage multiple tasks, and meet deadlines.
- Strong written and verbal communication skills.
- Ability to collaborate effectively with tea
Preferred Qualifications:
- Previous experience in real estate, land acquisition, or a related field.
- Familiarity with market research techniques and land valuation.
- Experience with Land ID/ Land Portal, Launch Control, Stride, Google Docs, and Excel is preferred.
- Basic understanding of contracts and agreements.
- SMS/ Launch Control Texting experience is a plus
