About Us:
We are a growing Airbnb property management company, Stay in Nest Hosting, currently overseeing 20 listings. We leverage technology and exceptional service to provide guests with unforgettable stays while ensuring smooth operations for property owners. Our portfolio is listed on Airbnb and VRBO, with plans to expand into direct bookings. We use tools like Hospitable and Turno to streamline operations, and we’re looking for a tech-savvy, proactive, and detail-oriented Virtual Assistant to join our team!
What You’ll Do:
Guest Communication:
• Respond to inquiries, manage bookings, and resolve guest concerns promptly and professionally.
• Provide high-quality support to maintain Superhost status and positive reviews.
Vendor Coordination:
• Schedule and communicate with cleaners, handymen, and other service providers using Turno and other tools.
• Ensure all tasks are completed on time and properties are guest-ready.
Emergency Management:
• Handle urgent situations such as lockouts, maintenance emergencies, or unexpected guest needs.
• Coordinate with vendors and troubleshoot problems efficiently to minimize disruption.
Operations Management:
• Use Hospitable to manage property listings, reservations, and calendars.
• Keep Airbnb and VRBO listings updated, including pricing, descriptions, and availability.
• Monitor and optimize operations as we prepare to expand into direct bookings.
Reporting and Admin:
• Track expenses, generate basic reports, and assist with administrative tasks.
• Contribute to improving processes for smoother operations.
• Prepare owner statements and ensure accurate tracking of income and expenses.
Direct Booking and Marketing:
• Write SEO-optimized blogs to enhance the visibility of direct booking platforms.
• Assist with content creation and marketing strategies to attract more direct bookings.
• Maintain social media presence and engage with potential guests.
Email
• Build and manage guest
• Create and send newsletters, promotions, and automated follow-up campaigns.
• Develop drip campaigns to convert past guests into repeat direct bookings.
• Track open rates, click-through rates, and campaign performance to improve results.
Wholesaling Support
• Source and evaluate potential property deals.
• Contact property owners, agents, and leads to explore acquisition opportunities.
• Maintain and update a CRM of potential deals and follow-ups.
• Assist with financial analysis, comps, and initial underwriting to determine deal potential.
• Support negotiations and coordination with sellers or agents as needed.
What We’re Looking For:
• Tech-Savvy:
• Experience with tools like Hospitable, Turno, Airbnb, and VRBO is highly preferred.
• Proficient in Google Workspace (Docs, Sheets, Gmail) and other online collaboration tools.
• Ownership Mentality:
• A self-starter who takes initiative, solves problems independently, and follows through on tasks.
• Exceptional Communication Skills:
• Fluent in English (written and verbal) to effectively communicate with guests and vendors.
• Organized and professional in all interactions.
• Availability:
• Flexible to work during Pacific Time 1PM - 10PM (Mon-Wed) and handle urgent guest needs, especially on weekends with on-calls from 10PM-12AM, and Pacific Time 8AM - 5PM (Sat - Sun).
• Relevant Experience:
• Previous experience working at Airbnb, short-term rental management, customer service, or hospitality is a huge plus.
