JOB OVERVIEW

Role Summary
We’re looking for a highly organized VA to manage utilities and property operations for our real estate portfolio in the U.S. You’ll coordinate utility activations, handle vendor scheduling, track deposits, and ensure all property files are updated. This is a long-term role with growth into broader property management support.

Key Responsibilities

Set up, transfer, and close utility accounts (electric, gas, water/sewer, trash, internet).

Coordinate vendor services: inspections, cleaning, pest control, lawn/snow, dumpster orders.

Track and manage deposits, bills, and account confirmations.

Maintain accurate property records in ---------- and Google Drive.

Communicate with city/county offices as needed.

Prepare property files for tenant or PM handoff.

Requirements

2+ years VA/operations experience with U.S. clients.

Excellent English (phone + written).

Confident making calls to U.S. service providers.

Familiar with Google Workspace, ---------- (or similar PM tool), VOIP.

Highly detail-oriented, reliable, and proactive.

Daily overlap with U.S. Eastern Time (1–2 hours).
