I am looking for a personal assistant to help me out with running a small business and personal things. Strong English Speaking and Writing. You would work USA Western Time Zone.
Here are some of the responsibilities:
Accounting and Book Keeping - real estate enterprise
Total Accounting - Full Charge Bookkeeper (knows Debits from Credits)
Purchasing/Operations - we are going to be running gas stations and will be automating most of the things, but the person hired will be working on the stations. They would follow-up on purchasing, follow-up on tenant rents, follow-up on paying bills, etc.
Sending reminders to tenants and making sure we get paid.
Our new model rents the store to a tenant, and we keep the gas for ourselves. The model requires us to buy gas weekly from our supplier. If we get it automated. Then they just have to monitor and match the bills to deliveries and cash reciepts. If it is not, they may need to order gas weekly or as needed and to make sure that the store has gas in the tanks and that the supplier company is paid. We don't have a lot of other costs. This is the first station and proof of concept. if it works, we will buy more. We will probably add cameras. So you might check the cameras once or twice a day to make sure that we don't have a lot of garbage or problems at the site locations.
Making sure gas prices are changed daily at the pump (virtually). (go to a website and get competitive prices and then update digitally).
Weekly Site Checks - we will set up cameras to watch the locations and make sure trash is being cleaned up by the tenant.
Searching for tenants or possibly researching stuff.
Like we need a food truck for a site and need to figure out how to find them without being in Texas. So I found a
Compliance (you would be given direction on what needs to be done and who is doing it and then you would be doing the follow-up, getting reports, placing in a drop box for the property)
Insurance is due (get it on the calendar and make sure it is done).
Monthly Walkthrough reports (following up with tenants to get the report and put it on dropbox.)
Tenant insurance is up to date
Annual Compliance for the state - make sure that it has been ordered and sent to the state.
Searching Real Estate Deals and Evaluating Properties - something I would be teaching.
Basically, we would develop a broker list, and they would contact the list to see if they had any properties that met my criteria. Then I would have them set up the criteria for evaluation in a spreadsheet and have them populate the spreadsheet for me to review.
Personal - you would be my personal assistant and maybe even help with the family.

Travel - Booking Travel (personal mostly).
Call for a Doctor Appointment or a script refill.
- You ever try to get to a doctor and have to call back 5 times to get what you need. I would want this person to make the calls for me and bring me in when needed or if they cannot do it. Keep it on my radar till I get it done.
Research vacation options.
- Hey, I am thinking of a cruise in October. Take a look at my options and let me know what looks good.
Follow Investments and report weekly.
Pay bills - maybe

Needs to be "self-directed" and able to operate without a lot of direction.
