We are seeking a highly skilled and detail-oriented Curative Title Specialist & Distressed Lead Generation Virtual Assistant. This is not a typical wholesaling VA role. You will be a key player in our acquisitions process, acting as a real estate investigator to uncover and analyze properties with significant title defects, liens, probate issues, and other legal encumbrances.
Your primary role will be to perform deep-dive research to identify qualified leads that fit our unique business model and to conduct the initial legal and title analysis to determine the viability of each deal. You must be able to work independently, think critically, and have a passion for solving complex puzzles.
Key Responsibilities:
• Advanced Lead Generation:
o Identify and compile targeted marketing lists of distressed properties, including
probate, pre-foreclosure, delinquent tax, code violation, reverse mortgage, and heirship properties.
o Utilize your expertise to "stack" lists, identifying properties with multiple layers of distress to find the most motivated sellers.
o Go beyond standard list-pulling by digging into public records to find "hidden" deals that have no competition.
• Title & Legal Research (Due Diligence):
o Conduct comprehensive title searches on potential leads using county official records, clerk of court websites, and other online tools.
o Perform docket searches and interpret legal documents to understand the status of a case (e.g., probate, foreclosure, bankruptcy, quiet title actions).
o Analyze the chain of title to identify breaks, missing heirs, or improperly recorded deeds.
o Identify and analyze all encumbrances against a property, including
mortgage liens, judgment liens, IRS liens, mechanic's liens, and municipal liens.
• Deal Analysis & Reporting:
o Compile detailed research findings for each potential deal, summarizing the title issues and providing a clear picture of the problems that need to be solved.
o Assist in verifying ownership and tracking down missing heirs or stakeholders when necessary.
o Maintain and organize our lead database within our CRM, ensuring all research and notes are meticulously documented.
Qualifications & Experience:
• Minimum of 2 years of proven experience as a Real Estate VA specifically focused on title searching, legal research, and lead generation for distressed properties.
• Deep familiarity with Florida-specific laws and county records is highly preferred. Must have experience navigating Florida's county clerk, property appraiser, and tax collector websites.
• Expert-level ability to perform legal searches (docket searches) and understand the basic lifecycle of foreclosure, probate, and other civil cases.
• Demonstrable experience identifying and analyzing various title defects and lien types.
• A solid understanding of basic real estate investment principles (e.g., equity, ARV, title, liens).
• Proactive, resourceful, and possesses a "detective-like" mindset, willing to dig deeper than others to find information.
• Excellent English communication skills, both written and verbal.
• Must be able to work independently and manage time effectively with minimal supervision. US HOURS ONLY
