Asset Manager (Real Estate Background Preferred)

We are looking for a reliable and detail-oriented Asset Manager to join our real estate investment team. This role requires someone with strong organizational skills, excellent work ethics, and the ability to manage multiple tasks related to real estate assets.

Top 3 Core Skills Required:
1. Real Estate & Financial Analysis – Ability to understand property management cash flow statements, expenses, CMA (Comparative Market Analysis), and underwriting properties.
2. Excel & Data Management – Strong skills in spreadsheets, bookkeeping, and data entry for tracking property and financial information.
3. Communication & Vendor Coordination – Confident in cold calling vendors (plumbers, electricians, contractors, etc.) to request bids and manage service needs.

Responsibilities:
• Work closely with property managers to review cash flow statements and assist in analyzing large expenses.
• Perform CMA (Comparative Market Analysis) and assist in underwriting properties to evaluate investments.
• Handle Excel spreadsheets to track and organize financial and operational data.
• Perform data entry and bookkeeping tasks accurately.
• Conduct cold calling to vendors to request bids and coordinate services.
• Assist in general real estate asset management tasks and provide support in managing multiple properties.
• Learn and adapt to new skills and tools as required.

Requirements:
• Real estate background (a must).
• Strong work ethic, proactive, and eager to learn.
• Advanced Excel skills (data management, formulas, reporting).
• Experience in data entry and bookkeeping.
• Comfortable with cold calling vendors to negotiate and request bids.
• Ability to perform CMA and underwriting.
• Availability to work PST hours (choose one of the following shifts):
• 10 AM – 2 PM PST
• 11 AM – 3 PM PST
• 12 PM – 4 PM PST
