# **Airbnb & Rental Virtual Assistant – Guest Communications, Zillow Inquiries, and Showing Coordination**

**Description:**
L\&L Property Management is seeking a reliable, detail-oriented **Virtual Assistant** to manage daily operations across both our **short-term rental portfolio (Airbnb/VRBO)** and our **long-term rental properties (Zillow/MLS inquiries)**.

This position requires a strong communicator who can handle guest relations, booking management, and also coordinate with leasing agents to schedule property showings for prospective tenants. You will be the first point of contact for both travelers and local renters, ensuring smooth communication and excellent service.

### **Responsibilities**

**Short-Term Rentals (Airbnb/VRBO):**

* Respond to all guest inquiries within 15 minutes during assigned shift
* Approve/decline bookings and manage guest communication throughout their stay
* Send pre-arrival, check-in, and checkout instructions using templates
* Coordinate with cleaners and confirm turnover is complete
* Leave reviews and request reviews from all guests
* Keep calendars synced across Airbnb/VRBO and adjust pricing as directed

**Long-Term Rentals (Zillow/MLS):**

* Respond promptly to incoming **Zillow rental inquiries** and other lead platforms
* Answer basic questions about unit availability, pricing, and application process
* Schedule property showings on the **company calendar**
* Coordinate with the leasing agent assigned to the unit (confirm agent availability, update when showings are booked, send guest reminders)
* Maintain a log of showings and follow up with prospects after tours

### **Requirements**

* Prior experience with **Airbnb, VRBO, or short-term rental management**
* Experience handling **Zillow or long-term rental inquiries** preferred
* Strong written communication and customer service skills
* Ability to coordinate multiple calendars and communicate with agents/cleaners
* Proficiency with tools like Guesty, Hospitable, Smoobu, Google Calendar, and Zillow Rental Manager (preferred)
* Fast and reliable internet connection with consistent availability

### **Schedule**

* Flexible shifts with coverage during peak inquiry hours (evenings/weekends may be required)
* Must be able to monitor both Airbnb and Zillow inquiries in real time
