Build, launch, and optimize a simple, high-converting funnel and micro-budget paid campaigns (Meta + Google; LinkedIn a plus) that consistently generate qualified investor leads and booked calls. You’re a hands-on performance marketer who can wireframe a page, write ads, set up pixels/UTMs, and iterate based on data.
Core Responsibilities
Funnel Build: Create a lightweight landing page (Carrd/Webflow/WordPress) with a 60-sec pre-qual form + Calendly booking; fast, mobile-first, and trust-centric.
Tracking & Analytics: Implement GA4 + GTM, Meta Pixel + Conversions API, Google Ads tags, UTMs; build a simple Looker Studio dashboard for CPL/CVR/lead quality.
Ad Setup & Optimization:
Meta: Lead ads + website conversion ads, retargeting, creative iteration, budgeting, and bid strategies.
Google: Search (RSA), exact/phrase match keywords, negatives, sitelinks/callouts; optional PMax test.
(Nice) LinkedIn: Sponsored posts/InMail to investors/RE pros.
CRM Integration: Push leads to HubSpot/Pipedrive via Zapier/Make, apply tags/lead scores, trigger
Creative & Copy: Produce ad copy, headlines, and basic creatives (Canva/Figma); test hooks and angles (speed to close, certainty, 7-day funding).
Experimentation: Run structured A/B tests on headlines, form fields, offers, and audiences; iterate weekly.
Must-Have Qualifications
2+ years direct experience building funnels and running Meta + Google campaigns for lead generation.
Hands-on with GA4, GTM, Meta Pixel/CAPI, UTMs, and basic dashboards (Looker Studio).
Proven track record hitting CPL targets and improving lead quality (not just volume).
Can write clear, persuasive ad copy and landing page content.
Comfortable with Zapier/Make, Calendly, HubSpot/Pipedrive.
Strong English; detail-oriented; able to propose a testing roadmap and report results.
Nice-to-Have: Real estate/mortgage or hard-money experience, LinkedIn Ads, SEO basics, Twilio/SMS automations, WordPress/Elementor, Webflow, Card.
