I need a virtual assistant that has experience in property management. I have processes and cloud based programs in place to perform all of the necessary tasks, but there is always room for your recommendations to improve. Here is a list of the skills and tasks that are needed:
1. Take inbound phone calls from prospective applicants. Guide them to complete the forms/steps on our website and answer any questions they have.
2. Make outbound phone calls and text prospective applicants. Guide them to complete the forms/steps on our website
3. Explain to prospective applicants via text/phone/email how to search for available homes on the website (Step 1)
4. Explain to prospective applicants via text/phone/email how to schedule a showing to view a rental unit (Step 2)
5. Remind applicants via text/phone/email to fill out the pre-showing form before they view the home.
6. Explain to prospective applicants via text/phone/email how we perform remote showings and don't allow anyone to fill out an application until they see the home (Step 4)
7. Show units remotely to prospective applicants (Step 4) youtu.be/gJL-6AFZge0
8. Help prospective applicants apply for the home they are interested in. (Step 5) Tell the applicants that we don't charge an application fee until we review their application and determine if they will qualify. This saves applicants money.
9. Analyze processes and procedures for inefficiencies and recommend improvements.
10. Handle maintenance requests and direct them to specific contractors.
11. If there is a complaint, go through security camera footage and download any abnormal behavior or lease violations then upload to Google drive to share with the tenant in their 10-day notice to correct.
12. Post listings on Facebook Marketplace, Our Website, and Craigslist, and any other website that can drive leads to our listings.
- Fluency in English (minimal accent)
- Property Management or Real Estate Experience a Plus

Send an introductory video of yourself explaining how many hours you will be free, weather or not you can work weekends, and explain if you have any experience in rental management . I'm looking for someone with experience but if you dedicate a lot of time an effort, that is more important than experience. We will have a 2 week probation. I will add new tasks each day or until I don't need to tell you what to do. Please take initiative to replace me as property manager so I can focus on other higher level tasks.
