JOB OVERVIEW

About Us
We are a UK-based property development and investment company focused on delivering high-quality residential and mixed-use schemes. Our pipeline includes office-to-residential conversions, commercial fit-outs, and new build developments across urban locations in the UK.
We are seeking an experienced and commercially minded Quantity Surveyor to support our site acquisition and early feasibility work. This is an opportunity to join a small, entrepreneurial team shaping high-impact projects from day one.

Role Overview
You will be responsible for preparing early-stage cost plans, budget estimates, and Bills of Quantities to inform site appraisals and development feasibility studies. This is not a traditional QS role — your focus will be pre-contract and pre-acquisition, helping drive key investment decisions.

Key Responsibilities
Site finding and feasibility
Prepare cost plans, budget cost estimates, and elemental breakdowns for new sites under consideration
Produce Bills of Quantities based on early concept drawings, planning information, or high-level briefs
Maintain a library of benchmark costs for different asset types (residential, mixed-use, fit-out, etc.)
Advise on build costs, abnormal costs, and value risks during feasibility stage
Work closely with acquisitions and development teams to assess site viability
Support in evaluating construction costs for office-to-residential conversions, new builds, and commercial refurbishments
Provide high-level input on programme durations, phasing, and early procurement assumptions (where required)

Experience & Skills
Minimum 3 years’ experience in a Quantity Surveying or Cost Consultancy role
Strong experience in producing feasibility-stage cost advice, budgeting, and BoQs
UK-based experience, with a solid understanding of local construction costs and supply chains
Familiarity with new build, commercial fit-out, and office-to-residential projects is advantageous
Ability to interpret early-stage information and provide clear, well-structured cost advice
Comfortable working independently and managing multiple feasibility assessments at once
Proficient in Microsoft Excel and other tools such as Bluebeam or Planswift is a plus

Working Hours:
Full-time
Must have some overlap with UK business hours
Flexible schedule, but availability for regular check-ins and updates is required
Training Period: Expect weekend and graveyard shifts during initial training phase
The role starts with structured training, implementation of tasks, review sessions, and ongoing development
As confidence and skills grow, the role will shift to more independent work with periodic direction and review touchpoints

Pay Details:
$8 per hour
Paid every two weeks
1 week Christmas bonus, paid on Dec 1st
