As we grow, we're looking for an experienced, resourceful, and proactive Remote Property Manager based in the Philippines to help power and scale our day-to-day operations.

Your Role at a Glance
You’ll be the key remote liaison between our teams in the UK and the Philippines, responsible for the holistic management of our HMO portfolio. This includes tenancy management, maintenance coordination, short-let operations, financial administration, and daily scheduling for cleaning and repairs—keeping everything on track and on budget.

Key Responsibilities
???? Property and Tenancy Management
Manage the full lifecycle of HMO tenancy operations:

Draft and manage Assured Shorthold Tenancy (AST) agreements
Carry out tenant reference checks and onboarding
Handle renewals, complaints, compliance, and documentation
Conduct inspections virtually or via on-site teams and maintain a keen eye on occupancy, voids, and compliance.

? Short-Let Operations ( ---------- )
Oversee our upcoming short-let operations, including listing management, guest communications, pricing, availability updates, and seamless turnarounds between stays
Ensure high standards of hospitality and rapid response to guest concerns
???? Cleaning & Maintenance Oversight
Coordinate day-to-day cleaning schedules across the entire HMO portfolio
Liaise with UK-based cleaners and ensure service schedules are being met across properties, especially during tenant turnovers or guest check-outs
Schedule and assign maintenance tasks, diagnose repair reports, and follow up with our UK-based builders and contractors to ensure swift resolution
???? Financial Oversight and Procurement
Validate property and maintenance-related expenses, check invoices, and optimize procurement of materials and supplies via UK-based wholesalers, retailers, or platforms like Temu and Amazon
Ensure all spending is logged and documented appropriately
???? Team & Stakeholder Coordination
Collaborate with tea ---------- mbers in the UK and the Philippines to ensure smooth internal workflows and clear communication across shifts and functions
Handle sensitive landlord-tenant matters with discretion, professionalism, and empathy
Who You Are
You’re a self-starter with leadership instincts, naturally organized, and hold yourself accountable to high standards. You’ve worked in UK property management environments and understand the nuances of HMO operations and short-let guest service.

? Must-Have Qualifications & Experience
2+ years in UK property or letting operations, specifically in HMO management
Demonstrable experience managing short-let listings (Airbnb, ---------- , etc.), including guest communication, turnover coordination, and compliance
Hands-on experience with property software like Coho and accounting tools such as Xero
Proven ability to manage cleaning rotas and coordinate with remote teams
Familiarity with UK procurement practices for property maintenance and interior materials
A strong grasp of UK tenancy laws, compliance requirements, and record-keeping
