Property Based Admnistration, Researcher, Outbound Call / Sales Agent, Executive Assistant

I am a UK based property developer in need of a detail orientated, results driven and dedicated professional to work 3hrs x 3 days a week (max $5 p/h).

The role will consist of searching sales portals (Rightmove, Zoopla etc), using specialist tools to identify properties with motivated sellers that can fit either of the following strategies:
* Assisted Sales
* Managed Contract Agreements / Purchase Lease Option Agreements
* Development potential for onward sale
* Commercial to residential conversion

There is also an additional system that concentrates on finding land for new build development.

You will need to become quickly proficient in learning how to identify areas in the UK that have demand for these individual strategies, strong property values and increasing growth yield/capital appreciation. How to identify properties within these areas that fit the criteria for each strategy, UK Permitted Development and Full Planning regulations, how to find comparable property values, cost developments and determine viability.

You will need to learn how to create mailing campaigns for direct to owner engagement, call Estate Agents, Landlords, Property owners and deal sourcers, engage with them to determine the 'distressed' nature of the vendor and explore the options available for the business to create a win-win-win scenario for all involved.

When these properties are purchased we will be looking to refurbish/convert then so there will be plenty of sourcing of tradesmen, project management duties etc. Once completed there will also be property management duties, finding tenants, carrying out reference checks along with the compliance tasks required for the properties (building control, sign off, electricity certificates etc).

As the business expands there will be a segregation of roles through further hires and it is hoped the person in at the earliest stages will be required to move into a more operational/training role so team leadership / management experience would be beneficial but not a prerequisite.

I have a VoiP system that you will need to also integrate into the CRM systems so outbound calls can be completed. The times of these calls will need to be UK working hours so the flexibility to work unsociable hours is required. I am not upgrading internet so a minimum of 120mbps internet is required as well as a quiet environment for professional calls to be made
