About Us:
We are a leading provider of strata and compliance services, specialising in detailed inspections, defect reporting, and books and records searches across NSW. Our clients include legal firms, conveyancers, buyers’ agents, and developers who rely on us for clear, accurate, and timely reporting to support critical decision-making.

The Opportunity:
We are seeking an experienced Strata Search Consultant to conduct digital inspections of strata records via remote portals and, where required, on-site at strata management offices. This role suits a professional with a solid understanding of strata legislation, strong analytical skills, and the ability to work independently in a fast-paced, detail-driven environment.

Key Responsibilities:
• Conduct remote and in-person inspections of strata records
• Review and extract key documents including:
• AGM, EGM, and committee meeting minutes
• Administrative and Capital Works Fund statements
• Arrears reports, levy notices, and financial audits
• Insurance policies and renewal history
• Defect reports, legal correspondence, and litigation history
• Work orders, maintenance logs, and contractor notes
• By-laws, breach notices, and general correspondence
• Identify and flag risks such as defects, special levies, legal disputes, or financial instability
• Prepare easy-to-follow reports summarising findings (our reporting system is streamlined and user-friendly—your focus will be on accurate data input)
• Maintain accuracy, legal compliance, and strict confidentiality throughout each engagement

What We’re Looking For:
• Experience in strata records inspections, strata management, or property law
• Strong knowledge of the Strata Schemes Management Act 2015
• Excellent written communication and summarisation skills
• Meticulous attention to detail and time management
• Ability to assess and interpret complex strata records confidently
• Own ABN, laptop, phone, and transport (where needed)
• Professional indemnity insurance (or willingness to obtain)
• Police check (or willingness to obtain)

Highly Regarded:
• Background in conveyancing, legal support, or strata administration
• Familiarity with platforms such as StrataMax, MyStrata, BuildingLink, etc.
• Understanding of construction defect claims, HBCF, and legal tracking
