Job Overview

We are seeking a Genealogy and Title Research Specialist to support our acquisitions and legal teams by investigating property title histories, identifying and tracing heirs, and providing detailed research reports to help clear title. This is a long-term, remote opportunity for an experienced and resourceful individual. The ideal candidate must also be willing to build and train a team of researchers as we grow.

Key Responsibilities

Conduct in-depth genealogical research to identify and confirm heirs of deceased property owners

Investigate family relationships using obituaries, public records, online genealogy tools, and social platforms

Perform title research including deed chain review, lien discovery, and probate record checks

Summarize and document findings clearly in spreadsheets, reports, and CRMs

Interpret and review legal documents such as deeds, affidavits of heirship, and probate filings

Collaborate with U.S.-based tea ---------- mbers via email, Zoom, and Slack

Learn and use research tools and platforms such as skip tracing software, property databases, and document search sites

Be prepared to hire, train, and manage other researchers to scale the department

Requirements

Proven background in genealogical research, real estate title research, or title company experience

Strong analytical and investigative skills

Excellent English reading and writing skills

Able to work independently, manage time, and meet deadlines

High-speed reliable internet and stable electricity

Must be available for meetings at least 2-4 hours overlapping with U.S. Central Time

Leadership ability and willingness to train others as part of a growing team

Preferred Qualifications

Experience in U.S. probate law, real estate law, or title insurance

Familiarity with tools like PropStream, DataTree, LexisNexis, or TLO

Understanding of property tax delinquency and estate settlement

Background in legal research or paralegal work
