JOB OVERVIEW

This is a dual-role position focused 75% on accounting and 25% on real estate investment support. You’ll be responsible for monthly financial reporting, bank reconciliations, and tracking performance metrics across our real estate portfolio. You will also assist in light underwriting, investor dashboards, and cash flow modeling.

You’ll work directly with our CFO, Controller, and property management team to manage monthly accounting tasks and assist with real estate investment reporting and analysis. You’ll help track the performance of a growing portfolio across multiple properties and joint ventures using tools like AppFolio, Excel, and cloud-based collaboration platforms.

Accounting (75%)
• Manage monthly AppFolio entries and financial records for multiple real estate entities
• Perform bank and credit card reconciliations, ensuring all transactions are matched and recorded
• Reconcile accounts payable and receivable, including vendor and tenant ledgers
• Prepare monthly financial reports, including income statements, cash flow summaries, and variance analysis
• Support the CFO and Controller in preparing CPA deliverables (e.g., K-1s and tax support files)
• Track CapEx, budgets, reserve accounts, and property-specific expenses
• Maintain an organized digital filing system (OneDrive or SharePoint) for financials and reports
• Help implement AppFolio best practices for automation and reporting accuracy

Secondary Responsibilities Investment Support (25%)
• Prepare and deliver owner-specific and investor-specific reporting packages as required
• Analyze portfolio metrics (e.g., NOI, DSCR, IRR, Cap Rate)
• Contribute to internal reports on asset performance, value trends, and investor KPIs
• Conduct light market research on rental comps and comparable sales
• Update and maintain Excel-based financial models and forecasting tools
• Assist in preparing investor reports and dashboards


Required Qualifications
• Bachelor’s degree in Accounting, Finance, or a related field
• 2+ years of accounting experience, ideally with U.S.-based clients or real estate firms
• Hands-on experience with AppFolio (Required)
• Proficient in bank reconciliations, financial reporting, and document organization
• Strong Microsoft Excel skills (formulas, lookups, formatting) and familiarity with Microsoft Office Suite
• Highly organized, detail-oriented, and able to meet deadlines
• Comfortable working independently and communicating with remote U.S. teams

Schedule & Work Environment
- Full-time (40 hours/week), Philippine daytime or mid-shift overlap preferred
- 100% remote – must have reliable internet; backup power is a plus
- Paid holidays aligned with U.S. calendar (with flexibility)
