Business Development Manager (Remote – Philippines, Australian Hours)
Job Overview
We are seeking an experienced Business Development Manager (mid-level to senior) based in the Philippines to work remotely during Australian business hours. The ideal candidate will have a strong background in business development or sales, excellent English communication skills, and the ability to coordinate international real estate projects. This role focuses on expanding our real estate business by managing builder relationships, preparing marketing materials, coordinating with our advertising team, and developing referral partnerships across Australia. The position will start on a casual/part-time basis with the potential to become full-time, offering approximately AUD $500 per month plus commissions.
Responsibilities
• Builder & Stock List Liaison: Proactively reach out to property developers and builders to obtain updated stock lists (e.g. house and land packages, apartment inventories). Maintain strong relationships to ensure timely access to new listings and developments.
• Marketing Material Preparation: Use Canva or similar design tools to prepare and format stock lists and property brochures. Ensure all materials meet our branding and advertising requirements before distribution. This includes presenting information in a clear, attractive format suitable for clients and partners.
• Advertising Coordination: Work closely with the advertising and marketing team to distribute the prepared stock lists and property information to our clients and referral partners. Ensure that promotional content is delivered on schedule and monitor the distribution channels for any feedback or needed adjustments.
• Partnership Development: Identify, establish, and develop partnerships with external referral partners throughout Australia. Begin with key markets (Sydney) and expand to other regions such as Brisbane and Perth. Nurture relationships with real estate agents, brokers, and investment advisors to expand our referral network and drive business growth.
• Market Research: Conduct ongoing market research on real estate trends, new developments, and current listings in Australia. Keep the team informed about market conditions, competitor offerings, pricing trends, and opportunities for new business. Use this data to inform strategy and identify where our services can fill gaps in the market.
• CRM Management (Go High Level): Efficiently manage and navigate the CRM system (Go High Level) to track all client and lead activities. Update client records with the latest interactions and status changes.
• Lead Follow-Up: Promptly follow up with new leads and inquiries, nurturing them through the sales funnel. Maintain a schedule of follow-up calls/emails to engage and build relationships with prospective clients.
• Client Journey Tracking: Monitor each client’s journey stage in the CRM (from initial contact to post-sale follow-up). Prepare client reports and status updates for the team, highlighting progress and any bottlenecks.
• Pipeline Management: Analyze the CRM data to advise the employer (or sales director) on which clients or leads should be prioritized. Highlight hot leads or high-priority clients that require immediate attention or a personal call.
• Lead Qualification: Qualify incoming leads by assessing their needs, budget, and readiness to purchase. Identify high-quality leads and pass these qualified prospects to the employer for closing. Ensure all qualified leads are well-documented with key details in the CRM.
• Reporting & Communication: Provide regular updates to the management team on business development activities. Report on the number of leads generated, partnerships formed, stock list updates, and conversion rates. Communicate any challenges or support needed to achieve targets.

Qualifications and Skills
• Experience: 3-5+ years of experience in business development, sales, or account management. Experience in the real estate industry or with property developers is a strong advantage.
• Education: Bachelor’s degree in Business, Marketing, Real Estate, or a related field is preferred (or equivalent work experience).
• Communication: Fluent English proficiency is required – excellent written and verbal communication skills. Ability to confidently present information and engage in professional negotiations with Australian partners and clients.
• Business Development Skills: Proven ability to build relationships and partnerships. Strong negotiation, persuasion, and networking skills to engage builders and referral partners. A track record of meeting or exceeding sales targets or KPIs is desirable.
• Organizational Skills: Highly organized with great attention to detail. Capable of managing multiple projects and leads simultaneously. Proactive in following up and not letting opportunities slip through the cracks.
• Self-Motivation: A self-starter who can work independently and take initiative. Comfortable working remotely with minimal supervision, while remaining accountable for results. Strong problem-solving skills and adaptability to handle challenges in a remote work setting.
• Technical Skills: Proficiency in using CRM software for managing leads and clients (experience with Go High Level is a plus). Able to analyze CRM data to derive insights. Familiarity with productivity tools (e.g., Google Workspace or MS Office) for reporting and communication.
• Design & Marketing Tools: Experience with Canva or similar graphic design tools to create and format marketing materials. Basic understanding of marketing principles to ensure materials are effective and on-brand.
• Market Knowledge: Knowledge of or willingness to quickly learn about the Australian real estate market, including property types (house & land packages, apartments, etc.) and basic real estate terminology.

Work Hours and Employment Details
• Work Schedule: This is a remote, work-from-home position based in the Philippines, aligning with Australian business hours. You will generally work roughly 9:00 AM to 5:00 PM (AEST) (Australian Eastern Standard Time) which is equivalent to early morning till mid-afternoon in Philippine time. Flexibility in schedule is occasionally required to attend virtual meetings or handle urgent tasks, but there are no graveyard shifts (you’ll be working daytime hours relative to the Philippines).
