JOB OVERVIEW

Are you an experienced Virtual Assistant who understands the full process of a real estate wholesale deal — from prospecting to closing? We’re looking for a highly driven, detail-oriented, and resourceful VA to join our real estate wholesaling business and help us scale rapidly.

This is a long-term opportunity with growth potential for someone who is motivated, organized, and results-focused.

???? Role Responsibilities:
You will manage every stage of the real estate wholesale deal pipeline, including:

? Lead Generation & Prospecting

Identify motivated seller leads through public records, for-sale-by-owner sites, Zillow, Craigslist, Facebook Marketplace, and other sources

Skip trace leads to find accurate contact info using tools like BatchSkipTracing, TruePeopleSearch, etc.

Organize and manage lead lists using Excel or Google Sheets

? Cold Calling & Lead Qualifying

Call sellers to qualify motivation, property condition, and pricing expectations using provided scripts

Accurately log all call outcomes and seller details in CRM (Podio, REsimpli, etc.)

Follow up with leads consistently via phone, text, and email

? Deal Analysis & Property Comping

Run comps using tools like PropStream, Zillow, or MLS to determine ARV and offer price

Calculate Maximum Allowable Offer (MAO) based on repair estimates and investor margins

? CRM & Data Management

Keep all lead info, notes, and follow-up tasks updated in the CRM

Track KPIs and maintain organized communication logs

? Transaction Coordination

Assist in preparing and sending contracts (we use DocuSign or similar)

Coordinate with sellers, title companies, and buyers to keep deals moving forward

Schedule inspections, appraisals, and closings

Monitor the entire transaction timeline to ensure smooth closings

???? Requirements:
At least 1 year of experience in real estate wholesaling or working as a VA for a real estate investor

Strong English communication skills (verbal and written)

Comfortable cold calling and following up with sellers

Proficient in comping properties and making cash offer calculations

Familiar with tools like BatchLeads, PropStream, Podio/REsimpli, Google Workspace, Excel, and call dialers (e.g., Mojo, CallTools)

Extremely organized, self-motivated, and proactive

Ability to work with minimal supervision and deliver consistent results

Strong attention to detail and ability to maintain confidentiality

???? Schedule & Compensation:
Full-time: 40 hours per week (Monday–Friday)

Must be available during U.S. business hours (Eastern or Central Time preferred)

Competitive monthly salary based on experience

Performance bonuses available for closed deals
