Airbnb Manager

We are seeking a highly organized, detail-oriented, and experienced Airbnb Property Manager to help oversee and operate multiple short-term rental properties in the United States. This is a long-term remote position with room to grow and take on more responsibility over time.

Requirements:
Minimum 1+ year experience managing Airbnb properties

Fluent in English (written & spoken)

Experience handling guest messaging, booking coordination, and calendar management

Experience coordinating with cleaners, handymen, and vendors to ensure smooth turnovers and maintenance

Proficient in using Airbnb platform (web + app)

Comfortable using ChatGPT to draft guest replies, write listings, or solve problems creatively

Strong problem-solving skills and ability to make smart decisions independently

Highly reliable with strong attention to detail and great time management

Familiar with tools like Google Sheets, WhatsApp (or willing to learn quickly)

Responsibilities:
Respond to guest inquiries promptly with professionalism and warmth (with help from ChatGPT if needed)

Manage and adjust Airbnb calendar to avoid double bookings or gaps

Schedule and confirm cleanings with cleaners after each checkout

Coordinate with handymen or service providers when maintenance issues arise

Monitor reviews and guest feedback; report and escalate serious issues

Check listings for accuracy and suggest improvements or optimization

Use ChatGPT to help write listings, automate tasks, or handle communication drafts

Keep detailed records of check-ins, cleanings, maintenance, and supply needs

Help resolve guest issues or complaints by providing solutions quickly and professionally

Work Hours:
Flexible schedule but must be available to check messages/respond quickly during PST business hours (e.g., 9 AM – 5 PM PST) with fast response times

Occasional weekend or evening support for urgent matters
