Procurement & Build Coordinator – Residential Construction

Job Summary
Vitruvian is seeking a detail-oriented and highly organized Procurement & Build Coordinator to manage supplier sourcing, procurement, and coordination for the construction of a new residential unit. The ideal candidate will have a blend of analytical, project management, and construction industry knowledge to support efficient and cost-effective procurement across all building systems—particularly focused on roofing, foundation, and MEP integration.

Key Responsibilities
Procurement & Vendor Management
Identify, contact, and build relationships with local and national suppliers.
Source competitive pricing for SIP panels, metal bond beams, metal roofing, HVAC equipment, concrete, and preframed wall components.
Coordinate bulk orders for IKEA/Home Depot plug-and-play kitchen and bathroom units.
Oversee logistics, delivery timelines, and vendor compliance with local building codes and sustainability requirements.
Roofing System Coordination
Finalize scope and budget for SIP panel installation with metal bond beam and standing sea ---------- tal roofing.
Collaborate with roofing contractors to validate compatibility with solar and daylighting features (e.g., Solatube).
Foundation & HVAC Integration
Work with mechanical engineers and radiant heating/cooling subcontractors to ensure HVAC lines are embedded in the foundation slab.
Coordinate foundation pour sequencing to accommodate HVAC integration.

Construction Planning
Develop a timeline and procurement checklist for all building components, prioritizing long lead-time items.
Work with in-house teams to manage pre-framed wall production and ensure proper scheduling for on-site installation.
Assist with selection and procurement of top-to-bottom windows and high-performance doors.
Cross-Functional Coordination
Work closely with the internal design and construction teams to match procurement with design intent.
Coordinate with local subcontractors, inspectors, and utility companies as needed.

Preferred Qualifications
Experience in construction project management, event planning, or design implementation.
Familiarity with residential building components, especially SIP panels, radiant systems, and IKEA plug-and-play solutions.
Strong organizational skills, able to manage multiple vendors, timelines, and delivery schedules.
Excellent verbal and written communication; ability to document procurement processes and create reports.
Basic knowledge of local zoning codes, permitting, and procurement best practices.
Proficiency with spreadsheets (Excel or Google Sheets), and project management tools (e.g., Notion, Trello, or Airtable).

Bonus Skills
Background in architecture, construction tech, or logistics.
Experience coordinating prefab or modular construction components.
