Part-Time Property Manager (USA-Based Short-Term Rentals)

We’re looking for a sharp, reliable, and fast-communicating Property Manager to help oversee 1–5 Airbnb properties across Tennessee in the USA.

This is a part-time remote role with flexible hours, but you must be available during U.S. daytime (8am–10pm CST). Please read the full job description before applying.
I put 15hrs per week, but that will be flexible. Sometimes it may be less. This job is more about making sure the job is done, rather than fitting a set number of hours.

What You’ll Be Doing
• Guest Communication: Handle inquiries, bookings, and any guest concerns with warmth and professionalism.
• Property Maintenance: Coordinate cleanings, repairs, and upkeep to keep everything running smoothly.
• Marketing & Listing Management: Optimize listings across Airbnb, VRBO, ---------- , Facebook Marketplace, and more. Write compelling descriptions, choose the best photos, and adjust pricing when needed.

Must-Haves
• DRIVEN! We need someone to not just manage the current bookings, but actively working to get more bookings.
• Fluent, Native-Level English: You must sound like a native speaker in written communication.
• Fast, Reliable Communication: You’re someone who responds quickly and keeps things from falling through the cracks.
• Marketing & Social Media Skills: You know what makes a listing stand out and have an eye for clean, inviting visuals.
• Experience: Prior experience with short-term rentals or property management is strongly preferred.
• Tech-Savvy: Comfortable navigating platforms like Airbnb, VRBO, Meta Business Suite, and messaging tools.

Bonus Points If You Have
• Experience using automated messaging systems like Hospitable or Guesty
• A background in hospitality or customer service
• Familiarity with Tennessee or the southern U.S.
