Role Overview
Apta Investment Group is looking for a Financial Analyst who thrives in environments where precision, pace, and accountability intersect. This role is central to our acquisitions and asset management platform - owning the modeling, analysis, and financial storytelling that drive critical investment decisions.
You’ll work directly with the COO and cross-functional teams across acquisitions, property operations, finance, and investor relations. Success in this role requires more than just technical modeling ability - it calls for someone who is detail-obsessed, intellectually curious, and deeply reliable under pressure. Key ResponsibilitiesInvestment Analysis & Underwriting
Build and maintain robust financial models (DCF, IRR, equity multiples, debt coverage, sensitivity scenarios) for all new acquisitions and capital initiatives
Analyze real estate investment opportunities, tenant credit, market conditions, and rent comps to validate assumptions
Interpret key deal documents including rent rolls, T12s, appraisals, purchase agreements, and loan terms
Support the IC (Investment Committee) process with models, deal narratives, and scenario stress tests
Track live deal pipeline using internal tools (Notion, HubSpot CRM, etc.)
Due Diligence & Transaction Support
Collaborate on diligence checklists and timelines across legal, property management, and capital teams
Coordinate with brokers, sellers, lenders, and attorneys on diligence requests
Assist in lease audits, vendor reviews, environmental reports, title review, and property inspections
Review settlement statements and help prepare closing documentation
Maintain deal summary files and ensure documentation is organized post-close
Asset Management & Reporting
Update quarterly asset models to reflect actual financial performance and business plan adjustments
Track property-level KPIs: NOI, occupancy, cash flow, capex, and tenant updates
Prepare investor reports, variance analyses, and dashboards in collaboration with PM and finance
Assist with annual budgeting, CAM reconciliations, and valuation updates
Ensure loan compliance and covenant tracking across assets, and prepare support for lender reporting packages
Marketing & Investor Materials
Create investment decks, pitch books, and IC presentations in PowerPoint or Canva
Review offering memoranda and disposition marketing materials for active or potential sales
Help develop benchmarking analyses, peer comparisons, and asset-specific investment summaries
Tools You’ll Use
Excel (Advanced): cash flow modeling, debt schedules, sensitivity tables
Yardi: for asset reporting, lease data, and portfolio financials
Argus (preferred): for lease modeling and DCF projections
Canva / PowerPoint: for visual storytelling and IC/investor decks
Notion, HubSpot, Slack, Google Workspace
What Success Looks Like
100+ deals underwritten annually with speed, accuracy, and insight
Models are clean, consistent, and presentation-ready (within 24-48 hours of new leads)
Asset models are kept current, enabling data-driven reforecasts and decision-making
Collaborates seamlessly across functions and proactively surfaces insights
Qualifications
Must have 2–5 years of experience in US commercial real estate investing, brokerage, lending, or asset management
Deep familiarity with real estate finance and valuation principles (IRR, DCR, DSCR, cap rates)
Proficiency in Excel modeling (you’ll be tested), and experience with Argus and Yardi is a strong plus
Highly organized and process-driven with exceptional attention to detail
Excellent written and verbal communication
Strong self-starter attitude with ability to operate in a fast-paced, remote team
Compensation & Benefits
Salary Range: Based on experience and skillset
15,00,000 to 18,00,000 Lakhs per year
Bonuses: Performance-based tied to deal execution.
