Construction Estimator

Job Summary:
We’re seeking a detail-oriented and experienced Construction Estimator to oversee the cost estimation of new construction projects from the ground up. This role is critical to helping us assess profitability, prepare accurate bids, and guide budgeting across multiple developments.

Key Responsibilities:
• Prepare detailed and accurate cost estimates for residential new construction and renovation projects
• Analyze architectural drawings, scopes of work (SOW), and specifications
• Evaluate materials, labor, equipment, and subcontractor quotes
• Develop and maintain project budgets and timelines in collaboration with the project management team
• Work closely with vendors, suppliers, architects, and contractors to source pricing and availability
• Assist in bid preparation and proposal writing for investor packages and city submissions
• Create draw schedules and work alongside lenders on construction disbursements
• Update cost databases and maintain consistent recordkeeping of all pricing and bids

Qualifications:
• Minimum 3 years of experience in construction estimating, preferably in residential or mixed-use real estate
• Strong understanding of building materials, construction methods, and market pricing
• Experience working with project management software and estimation tools (e.g., Procore, Xactimate, Buildertrend, CoConstruct, PlanSwift, Excel)
• Ability to read and interpret blueprints and design plans
• Excellent communication, negotiation, and time-management skills
• Familiarity with draw schedules, permitting, and city compliance is a plus
• Bilingual (English/Spanish) is a bonus
