Heir & Probate Research Analyst

We are seeking a highly analytical and resourceful Heir & Probate Research Analyst to join our real estate investment team. This role involves investigating properties owned by deceased individuals, identifying potential heirs, and constructing accurate family trees using a variety of public and proprietary tools. This position plays a critical role in sourcing off-market real estate opportunities by uncovering ownership status and establishing contact with rightful heirs.

Key Responsibilities:
- Investigate property records, death certificates, probate cases, and obituaries to identify deceased owners.
- Research and build family trees using genealogy tools, public databases, and online archives.
- Locate and verify contact information of potential heirs using skip tracing platforms.
- Document findings in organized reports and systems for acquisitions team handoff.
- Maintain discretion and follow privacy laws and ethical research practices.
- Collaborate with team leads to evaluate property ownership complexities.
- Continuously learn and improve research methods and tools.

Required Skills & Qualities:
- Strong analytical and investigative skills with excellent attention to detail.
- Familiarity with tools like ---------- , FamilySearch, TruePeopleSearch, BeenVerified, or similar.
- Comfortable working with spreadsheets, digital records, and skip tracing software.
- Self-motivated, independent worker with strong organizational habits.
- Prior experience in genealogy, probate, legal research, or private investigation is a plus.
- Real estate knowledge is helpful but not mandatory.

Bonus Points If You Have:
- Experience working with estate attorneys or probate courts.
- Background in journalism, genealogy, or research-heavy environments.
- A knack for finding hard-to-reach people with minimal information.
