Job Description:
Xenia Living LLC is seeking an experienced and results-driven Virtual Property Manager – Leasing & Sales to oversee leasing operations, drive revenue growth, and develop strategic partnerships. This role is only for candidates with a proven track record in leasing, sales, and property management within the hospitality or real estate industry.

We are specifically looking for candidates with experience working in large U.S.-based property management or hospitality companies such as Hello Landing, Blueground, Marriott, Sonder, Greystar, or similar organizations. If you do not have relevant experience in leasing, sales, and property management, please do not apply.

This role requires a combination of sales expertise, operational efficiency, and leadership skills to successfully execute leasing strategies. The selected candidate will be responsible for managing the full leasing cycle, developing SOPs and policies, coordinating property operations such as maintenance and housekeeping, maintaining strong relationships with homeowners, and leading a remote team to meet organizational objectives.

Key Responsibilities:
Develop and implement a leasing and sales strategy to maximize occupancy and revenue.
Manage and convert inbound leads, applying effective sales techniques to secure bookings and long-term leases.
Optimize listings and performance on short-term and mid-term rental platforms, including Airbnb, VRBO, ---------- , and direct booking sites.
Conduct outreach to corporate clients, relocation agencies, and strategic partners to establish long-term leasing agreements.
Ensure exceptional customer service, managing inquiries, reservations, and escalations professionally and efficiently.
Coordinate property operations, including maintenance requests, housekeeping schedules, and resolution of guest concerns.
Serve as the primary point of contact for homeowners (HOs), providing updates, addressing concerns, and maintaining strong relationships.
Work closely with homeowners to optimize rental performance, ensuring competitive pricing and maximum occupancy.
Lead and mentor a remote team of leasing and sales professionals.
Develop and refine leasing policies, SOPs, and scripts to enhance operational efficiency.
Conduct market research and competitive analysis to adjust leasing strategies as needed.
Track and analyze key performance indicators (KPIs), including occupancy rates, lead conversion, and revenue growth.

Qualifications & Requirements – Must Have Experience in the Following:
? Preferably 3-5 years of experience in leasing and sales within a property management or real estate company (U.S. experience preferred).
? Previous experience in a large property management or hospitality company such as Hello Landing, Blueground, Marriott, Sonder, Greystar, or similar organizations.
? Proven ability to close deals and convert leads into bookings, increasing occupancy and revenue.
? Background in hospitality or the hotel industry, with experience in front desk operations, reservations, or customer service.
? Expertise in short-term and mid-term rental platforms (Airbnb, VRBO, ---------- , etc.).
? Strong sales and negotiation skills, with a history of meeting or exceeding leasing targets.
? Experience in business development and outreach, securing partnerships with corporate clients, relocation agencies, and long-term renters.
? Ability to create and implement leasing policies and SOPs for operational efficiency.
? Strong leadership experience, managing and mentoring a remote team.
? Experience coordinating property operations, including maintenance, housekeeping, and guest support.
? Proven ability to build and maintain strong relationships with homeowners.
? Highly organized, analytical, and self-motivated, with the ability to work independently and make data-driven decisions.
