Real Estate VA (Lead Manager) (Need Admin Person to Distribute and Monitor Sales Leads

I need someone to remotely manage my sales leads.

Here are the steps to the Job

1. You must run our automated software every day to create more leads. I will give you screen capture video training that will teach you exactly what to click and how to do this task. It will take you 15 minutes to learn. It will take less than 10 minutes per day to implement for each account.

2. Once you use the lead generating software, leads will come in and your next task is to distribute those leads to me. I will give you a quick screen capture video showing you how I currently do it. You will email these leads to me. This will take between 30 minutes and 2 hours, depending on the number of leads we generate.

3. I'll send you an email back on each lead telling you what I did with the lead. You will enter that information into a contact management software and depending on what happened, you will see what happens next.

There are four things that might happen:

1. The lead is sold and we get the deal. That leads gets passed to our deal administrator for processing.

2. The salesperson tried to contact the lead, but did not have success. You will make a note of this and wait until the next business day when the sales person will try again. They will be given up to 3 days to contact the lead as they try at different times each day and let you know that they did so.

3. The salesperson did NOT attempt to contact the person or did not notify you that they did. That lead is is then sent to the next salesperson in line for leads and the process starts again.

4. The salesperson talked to the lead, but did not close the deal and doesn't see a reason to call again tomorrow. This lead is put into a follow up campaign in our email autoresponder. If we don't have their email address, they are put into a database for voice or text follow up at a predetermined future date.

These tasks will change and adjust depending on the number of salespeople we have and the number of leads coming in.

You will be required to send a report every day to the sales manager letting him know what the stats are for the existing leads.

Training will be given as needed, but you must have:

1. Excellent organizing skills
2. Excellent English language skills.
3. You must be reliable and have at least 1 to 2 hours available per day to perform this work.
4. Must have Skype phone connection if you are outside the USA.

Our entire business rests upon the disposition of leads. If you don't follow through as promised, our salespeople can't do their jobs. So it's VITAL this job be done accurately and consistently.

It doesn't matter to us what time of day you generate and process our leads, but we prefer that you stay reasonably consistent in your work schedule and that you get the leads out to the salespeople in time for them to call the leads back the SAME DAY.

So, you must have to check the leads coming in SEVERAL (6 or 8 times a day) and distribute them as they come in. If we wait to respond to these leads, even a few hours, they become MUCH harder to convert to sales.
