JOB OVERVIEW

We are looking for an experienced Airbnb Operations VA to manage day-to-day operations for our growing portfolio of short-term rental properties (Hudson Stays).

This is a front desk-style role, where you will be the primary point of contact for guests, cleaners, and vendors, while also helping onboard and manage new properties.

The ideal candidate is detail-oriented, proactive, and experienced with Airbnb hosting.
You thrive in guest-facing roles, solve issues calmly, and enjoy keeping operations smooth and organized.

Key Responsibilities:
???? Guest Communications (Front Desk Management)
Respond to guest inquiries promptly and professionally via Airbnb and other platforms.
Handle booking confirmations, check-in/out instructions, and guest concerns during their stay.
Resolve issues quickly (lockouts, cleaning problems, minor complaints) or escalate when needed.
???? Cleaner & Vendor Coordination
Schedule and confirm cleanings after each booking.
Follow up with cleaners to ensure quality and timely turnarounds.
Coordinate with handymen/vendors when minor repairs are needed.
???? Property Listings & Calendar Management
Monitor Airbnb calendar and availability across properties.
Adjust pricing when needed to optimize occupancy.
Track guest reviews and respond to feedback professionally.
???? Finding New Airbnb Opportunities
Research and identify potential new Airbnb units in promising areas.
Assist in onboarding new properties (e.g., setting up listings, coordinating photos, updating descriptions).
???? Technology Troubleshooting
Manage our Smart Locks, Noise Detectors, and Cameras remotely.
Call Internet or Utility Providers as needed to resolve any service issues.

Must-Have Skills & Experience:
? Airbnb Hosting Experience: Familiar with Airbnb dashboard, guest messaging, calendar management, and problem resolution.
? Detail-Oriented: You catch issues before they escalate and ensure bookings, cleanings, and maintenance are flawless.
? Excellent Communication: Fluent in written and verbal English; professional and calm under pressure when handling guests.
? Proactive: You solve problems independently, follow up without being reminded, and take ownership of daily operations.
? Comfortable Making Calls: You will call cleaners, handymen, and vendors when necessary (e.g., to confirm work or handle urgent issues).

Platform Experience Required:
Guesty for Hosts, Airbnb Host Dashboard, Vrbo, ---------- (Optional)
WhatsApp, Google Voice OR Phone/VOIP Calling (RingCentral, Skype)
Google Sheets, Google Calendar
AirDNA, PriceLabs, Zillow, Facebook Marketplace

Bonus Skills (Preferred but Not Required):
Experience with other short-term rental platforms (e.g., Vrbo, ---------- ).
Familiarity with AirDNA or pricing tools for market research.
Basic photo editing or Canva for listing updates.

????Compensation:
$4-6 per hour (depending on experience)
Part-Time (15-20 hours per week)
