Job Description: Real Estate Property Management Accountant
Position: Real Estate Property Management Accountant
Type: Full-Time, Remote
Overview:
We are seeking a highly motivated and detail-oriented Real Estate Property Management Accountant to join our team. This role will focus on managing the accounting, accounts receivable (AR), and accounts payable (AP) processes for multifamily real estate properties. The ideal candidate will have expertise in property management platforms such as Appfolio and Buildium and experience with Oracle NetSuite to consolidate property management and corporate accounting.

Key Responsibilities:
1. Accounting:
o Oversee all accounting functions related to real estate multifamily and short-term-rental units, including monthly, quarterly, and annual financial reporting.
o Reconcile accounts, maintain general ledgers, and ensure accurate financial records for each property.
o Prepare journal entries, manage depreciation schedules, and handle bank reconciliations.
o Ensure compliance with GAAP and other applicable accounting standards.
2. Accounts Receivable (AR):
o Monitor tenant payments, security deposits, and late fees through Appfolio and Buildium.
o Perform regular tenant account reconciliations and follow up on delinquent accounts.
o Prepare monthly AR aging reports and assist with tenant correspondence regarding outstanding balances.
3. Accounts Payable (AP):
o Manage vendor invoices and ensure timely payments.
o Process utility bills, property maintenance expenses, and other operational costs.
o Reconcile vendor accounts and resolve discrepancies.
4. System Integration & Consolidation:
o Collaborate with our Corporate Accounting team to utilize Oracle NetSuite to consolidate property-level accounting with corporate financials.
o Implement best practices for integrating Appfolio and Buildium data into Oracle NetSuite.
5. Reporting & Analysis:
o Generate accurate financial reports, including profit and loss statements, balance sheets, and cash flow forecasts for individual properties and the overall portfolio.
o Collaborate with property managers and senior leadership to provide financial insights and recommendations for operational efficiency.
6. Compliance:
o Maintain compliance with all federal, state, and local laws related to property management accounting.
o Assist with external audits and prepare audit schedules as needed.

Qualifications:
• Education: Bachelor’s degree in Accounting, Finance, or a related field. CPA or equivalent certification is a plus.
• Experience:
o Minimum of 3-5 years of accounting experience, preferably in property management or real estate.
o Proficiency in property management platforms Appfolio and Buildium is required.
o Experience with Oracle NetSuite is strongly preferred.
• Skills:
o Advanced knowledge of accounting principles and practices.
o Strong analytical and problem-solving abilities.
o Excellent attention to detail and organizational skills.
o Effective communication and collaboration skills for working with remote teams.
• Technical Skills:
o Proficiency in Microsoft Excel, including pivot tables and financial modeling.
o Familiarity with integrating and optimizing accounting software platforms.
