Position Overview:
We are seeking a proactive and organized Real Estate & Construction Assistant to support both our real estate and construction teams. This dual-role position involves assisting with property inquiries and providing valuable administrative support for construction-related tasks. The successful candidate will be responsible for cold-calling real estate leads, conducting property research, scheduling contractors, coordinating repair quotes, and ensuring timely follow-up with vendors and contractors. This is an excellent opportunity for someone looking to gain experience in both real estate and construction management.

Real Estate Assistant Responsibilities:
- Conduct phone calls to property owners, agents, or managers to inquire about on-market property availability, pricing, and other details.
- Cold-call property owners to see if they are willing to accept an off-market offer.
- Assist with property research, including sales history, specs, neighborhood research and comparable properties.
- Conduct research on all properties involved with public auctions.
- Maintain an up-to-date property database, ensuring all information is accurate and easily accessible.
- Schedule appointments as needed.

Construction Assistant Responsibilities:
- Call contractors, vendors, and service providers to request quotes and estimates for various repair and renovation projects.
- Gather detailed information regarding pricing, timelines, and scope of work for repairs or improvements.
- Maintain organized records of all quotes, contracts, and communications with vendors and contractors.
- Assist in obtaining necessary permits and documentation for construction work as required.
- Track the progress of repair and renovation projects, ensuring that work is completed on time and within budget.
- Communicate with vendors and contractors to resolve any issues or discrepancies that may arise during projects.
- Provide regular updates to the construction manager or project lead regarding the status of ongoing projects.

Skills and Qualifications:
Education: High school diploma or equivalent. A degree or coursework in real estate, construction management, or a related field is a plus.
Experience: Prior experience in real estate or construction administration is preferred, but not required.
Communication Skills: Excellent verbal and written communication skills for interacting with clients, contractors, and vendors.
Organizational Skills: Strong attention to detail with the ability to manage multiple tasks and prioritize effectively.
Technical Proficiency: Comfortable using Microsoft Office Suite (Word, Excel, Outlook), CRM software, and other tools for managing schedules and records.
Problem-Solving: Ability to troubleshoot and resolve issues efficiently and professionally.
Customer Service: Friendly and professional demeanor when interacting with clients and service providers.

Compensation:
Part-time - 25 hours per week
$100 per month (5800+ php)

Pay Schedule:
We pay workers twice per month. If your salary is $100 per month, you will receive $50 on one pay period and $50 on the other pay period. For all work completed 1st of the month thru the 15th, invoices will be due on the 16th and processed. For all work completed on the 16th thru the end of the month. The invoice will be due on the 1st of the month.
