JOB OVERVIEW

Job Title: Virtual Assistant – Part Time Co-Host & Part Time (Arbitrage) Lead Generation and Sales for Short-Term Rental Property Leads

Job Description: We are seeking a proactive and results-driven Virtual Assistant to join our team, specializing in finding and selling leads for short-term rental units and properties part of the week. The ideal candidate will have a strong background in lead generation, cold calling, and online advertising. Experience in short-term rental industry a plus. This role involves identifying potential rental properties, reaching out to property owners, and managing the sales process to secure quality leads.

Work Schedule:
• Monday-Friday: 9am – 5pm CST
o Monday & Tuesday – Co-Host on existing units to fill in the gaps from existing co-hosts schedule
o Wednesday – Friday: Sales & Cold Calls
Compensation:
• OTE (On Target Earnings): No cap goal would
• Base Salary/:
o Foreign Based
? Salary: $75/ Month
? Commission: Unlimited (See “Sales Payouts” row below.
Commissions are as follows:
1. New units added to our inventory: Applies after a lease has been executed under Lumiere Bliss LLC and facilitated from market research, cold calls, emails, and all communication up and up to final negotiations with lead. “Class Properties” to be detailed during onboarding training.
• A Class Property – chart available after hire
• B Class Property – chart available after hire
• C Class Property – chart available after hire

2. Selling a DIY (Do It Yourself) lead to another operator:
• As part of the commission incentive program, you are entitled to:
o Foreign VA | 25% per amounts below:
o US Based VA | 50% per amounts below:
• With our warm leads list of units we don’t want or cannot take on, we will advertise the leads to be sold for information only at a cost of:
• 1-5 units: $1,300/ unit
• 6-10 units - $1,100/ unit
• 11-15 units - $1000/ unit
• 15+ units - $900/ Units
**For example, if you sell 5 units at $1,500 USD/ unit. Lumiere Bliss would receive $6,500. And we would pay you 25% of that equaling $1,625 USD.
• Clients who purchase leads are responsible for furnishing and set up independently from Lumiere Bliss LLC.
• Any leads generated are confidential and may not be shared without manager’s consent.

3. Selling a DFY (Done For You) lead to another operator:
• As part of the commission incentive program, you are entitled to:
o Foreign VA | 25% per amounts below:
o US Based VA | 50% per amounts below:
• With our warm leads list of units we don’t want or cannot take on, we will advertise the leads to be sold for information only at a cost of:
• $7,500/ Unit (This does not include furniture and labor)
• Lumiere Bliss LLC to manage the design, purchasing and delivery of unit set up for customer.
Quotas:
• Lumiere Bliss’s fiscal year begins on January 1st and ends on December 31st. The fiscal year is broken in to 4 quarters for goal and evaluation purposes.
• Q1 – January 1st – March 31st
• Q2 – April 1st – June 30th
• Q3 – July 1st – September 30th
• Q4 – October 1st – December 31st
• As a business development lead and a core member of the sales team, Q2 will mark the start of quarterly quotas to be met. Below are the requirements under each
• Warm leads added to lead list – Minimum 3 properties per week
• This applies where property manager has stated that they allow corporate housing partnerships and
• Selling a DIY lead to another operator – Minimum 3 units/ month (9/ Quarter)
• Selling a DFY lead to another operator – Minimum 1 unit/ month/ (9/ Quarter)

Responsibilities:
1. Lead Generation:
o Research and identify potential short-term rental properties and units across various platforms and databases using company standard techniques.
o Utilize online tools and databases to compile a list of property owners and managers who might be interested in short-term rental opportunities.
o Track industry trends and stay updated on market conditions to target promising leads effectively.
2. Cold Calling and Outreach:
o Conduct cold calls to property owners, real estate agents, and property management companies to introduce our services and generate interest in short-term rental opportunities.
o Develop and maintain a script and approach for effective communication and engagement with potential leads.
o Follow up with leads consistently to nurture relationships and move them through the sales funnel.
3. Advertising and Marketing:
o Create and manage advertising campaigns on various websites and social media platforms to attract potential leads and increase visibility.
o Design compelling advertisements and promotional content tailored to the short-term rental market.
o Monitor and analyze the performance of advertising campaigns, making data-driven adjustments as needed.
4. Lead Management:
o Maintain an organized database of leads, ensuring all information is up-to-date and accurate.
o Track interactions with leads and update CRM systems to reflect progress and outcomes.
o Provide regular reports on lead generation activities, sales performance, and market insights.
5. Customer Service:
o Respond promptly to inquiries from potential leads and provide information about short-term rental opportunities and services.
o Address any concerns or questions from leads in a professional and helpful manner.
o Ensure a high level of customer satisfaction throughout the lead generation and sales process.
6. Collaboration and Reporting:
o Work closely with the sales and marketing teams to align strategies and share insights on lead generation efforts.
o Prepare and present reports on lead generation performance, advertising effectiveness, and market trends to management.
o Suggest improvements and strategies to enhance lead generation and sales processes.
7. Co-Host:
o Manage and maintain tasks related to cohosting on existing units.

Qualifications:
• Experience in lead generation, sales, or a related field a plus.
• Strong proficiency in cold calling and online advertising techniques.
• Familiarity with short-term rental markets and platforms is a plus.
• Excellent communication skills, both written and verbal.
• Ability to work independently and manage multiple tasks efficiently.
• Proficiency in using CRM systems and other relevant software tools.
• Strong analytical skills and attention to detail.
• Positive attitude and a proactive approach to problem-solving.
