Small Claims & Collections Specialist

Company Overview: We are a growing property management company based in Utah. We are seeking an experienced Small Claims & Collections Specialist to manage the recovery of overdue rent and handle legal actions related to tenant delinquencies. This position will involve working with tenants, legal professionals, and our internal team to ensure timely rent collections and resolution of unpaid balances.

Job Responsibilities:

Rent Collection: Oversee the process of collecting overdue rent from tenants, including making payment arrangements and negotiating settlements.

Small Claims Court: Prepare, file, and manage small claims cases to recover unpaid rent, ensuring compliance with court procedures.

Legal Follow-up: Track court judgments and ensure follow-through on garnishments, liens, or other enforcement methods to collect on debts.

Record-Keeping: Maintain accurate records of all collection efforts, tenant communications, payments, and legal actions.

Tenant Relations: Professionally handle communications with tenants regarding overdue rent while balancing legal requirements and business interests.

Collaboration: Work with attorneys, collection agencies, and internal teams to address complex or escalated cases.

Legal Compliance: Stay updated on Utah's landlord-tenant laws and small claims court procedures to ensure all actions are compliant with state regulations.

Qualifications:

3+ years of collections experience, ideally within property management, real estate, or financial services.
Strong understanding of Utah landlord-tenant laws and small claims court processes.
Proven ability to negotiate payments and recover outstanding debts.
Excellent organizational and communication skills, with attention to detail.
Experience with collections management software or property management systems (e.g., Yardi, AppFolio, or RentManager).
Local candidates with knowledge of Utah legal procedures preferred.

Preferred Qualifications:

Experience coordinating with legal professionals or collection agencies.
Certification as a Collection Agent or similar qualification.
Bilingual (Spanish/English) is a plus.
