Dispositions Manager - Real Estate Wholesaling Company

We are seeking an experienced Acquisitions and Dispositions Manager to join our dynamic real estate investment company, which specializes in virtual wholesaling nationwide. The successful candidate will be responsible for building rapport, negotiating, following up with homeowners, and contracting properties generated from our text messaging marketing and cold calling campaigns.

Key Responsibilities:
Get homeowners under contract and negotiate price reductions effectively, while maintaining rapport with the homeowner.

Build rapport and negotiate with homeowners generated from our text messaging marketing and cold calling marketing efforts.

Evaluate the ARV and determine the offer for each property. Once calculated, you will present the offer to the seller.

Review property inspection reports and assess the condition of each property.

Coordinate with our transactions coordination team to ensure they received all signed purchase agreements and addendums from the seller

Maintain a high level of professionalism yet being firm in your negotiations with homeowners

Troubleshoot software issues and provide suggestions for improvements.

Upload KPIs daily using Google Sheets and Microsoft Excel.

Calling Cash Buyers to vet them before we have properties under contract

Presenting our deals to Cash Buyers after they are contracted by you

Collecting Earnest Money from the Cash Buyers and send this to the transactions coordination team

Getting assignment contracts signed from cash buyers

Coordinating inspections with inspectors and also coordinating showings for the cash buyers you vet

Requirements:
Previous experience contracting properties at a discount (50% - 70% ARV) is required

Previous experience negotiating price reductions and handling common seller objections without losing rapport.

Experience qualifying cash buyers is preferred but not required. We can provide training on this if you are excellent at acquisitions.

Familiarity with Google Sheets and Microsoft Excel, with the ability to accurately track and report KPIs.

Strong interpersonal communication skills

Experience working in a real estate investment company that wholesales is required.

Willingness to commit to long-term employment and consistent full-time work. We are guaranteeing a minimum of 90-days employment with this project.

High level of responsibility, reliability, and accountability.

Additional Details
We will provide training on the previously mentioned tools if needed. The acquisitions specialist will be required to communicate the state of where we are in the closing process after the purchase and sales contract is signed. This individual will also be required to manage their time efficiently and qualify cash buyers in the market. They will be required to post properties in Facebook groups after they are under contract. The individual should be familiar with speaking with cash buyers and have excellent phone communication skills. This individual will be required to update their notes after each call with the homeowner through Investorfuse 3.0, which is the CRM we will be using. We will provide training on this tool if needed.

Pay Rate: 7 per hour, with $300 bonuses paid at each deal closure. We generate 5-10 leads daily for you to further qualify and you will not be required to do cold marketing (triple line dialing and mass text messaging). Each homeowner will come from text messaging marketing and cold calling efforts. We market to vacant, absentee, tired landlords, and high equity lists.
