**Job Description:
We are seeking an experienced and dynamic individual to join our team as a Short-Term Rental Portfolio Manager. In this role, you will be responsible for managing our Airbnb portfolio, ensuring optimal guest experiences, maximizing revenue, and maintaining compliance with local regulations. The ideal candidate will have experience using Hospitable, Price Labs, and Rank Breeze, with a proven track record in short-term rental management.

**Responsibilities:
*Guest Communications:
Promptly respond to guest inquiries, concerns, and feedback to ensure a positive guest experience.
Cleaning Staff Management:

*Coordinate with cleaning staff to maintain high cleanliness standards.
Ensure properties are always ready for the arrival of new guests.
Damage Claims:

*Submit and monitor damage claims, ensuring timely resolution.
Pricing and Revenue Optimization:

*Monitor occupancy and revPAR rates.
Adjust pricing strategies as needed to maximize revenue.
Listing Management:

*Keep all listings updated with accurate information.
Make necessary changes to listings and explore opportunities to expand to new platforms such as ---------- and Google Vacation Rentals.
Rank Breeze Expertise:

*Utilize Rank Breeze to optimize search rankings and visibility on short-term rental platforms.
Compliance with Local Regulations:

*Obtain and renew permits as required.
Ensure adherence to local tax regulations and other legal requirements.
Continuous Improvement and Trend Analysis:

*Stay abreast of industry trends and market changes.
Provide recommendations for strategies to enhance revenue and property performance.


**Qualifications:
Previous experience in short-term rental management.
Proficiency in using Hospitable, Price Labs, and Rank Breeze.
Strong communication and interpersonal skills.
Ability to multitask and prioritize in a dynamic work environment.
Proactive approach to continuous improvement and staying informed about industry trends.
Knowledge of regulations and experience in obtaining and renewing permits.
