SENIOR MAINTENANCE COORDINATOR

A DAY IN THE LIFE OF A SENIOR MAINTENANCE COORDINATOR

Using your exceptional customer service skills, maintenance knowledge, communication skills, and time management skills you will supervise, train, mentor, and direct the daily work of a team of remote Maintenance Coordinators (MC).

You will be responsible for:

- Making the initial assessment of all incoming maintenance and repair requests and determining the first steps needed,
- Assigning incoming maintenance and repair requests to Maintenance Coordinators or the Maintenance Technician,
- Guiding Maintenance Coordinators through the initial steps of repair requests, including troubleshooting, requesting additional information/pictures, determining the scope of work needed, and determining appropriate vendor(s) to dispatch.
- Monitoring repair requests in process and providing Maintenance Coordinators real-time feedback as needed to ensure MCs fully understand the nature of repair requests and repairs are completed in accordance with our company’s standards,
- Drafting new procedures, updating old procedures, and ensuring Maintenance Coordinators follow the company’s procedures as documented in Trainual,
- Managing vendors and evaluating bids on repairs to ensure repairs are performed timely and within budget.
- Ensuring timely, professional, and effective communication with tenants, owners, and internal staff at all times,
- Ensuring incoming Maintenance phone calls are answered by a Maintenance Coordinator, and tenant and owner inquiries, emails, and messages are responded to in a timely manner.
- Identifying emergency situations and involving local teaUpgrade to see actual infombers when needed to ensure a quick response.
- Taking ownership of repair requests that are escalated because they are beyond the skill level of a Maintenance Coordinator
- Resolving Tenant and Owner complaints that arise from any repair requests within the Maintenance Department.

QUALIFICATIONS FOR A SENIOR MAINTENANCE COORDINATOR

Minimum of 3 years experience in Property Management, Maintenance, or Construction industry
- Prior supervisory experience required
- Strong verbal and written communication skills
- Experience using property management software (Property Meld and Buildium a plus)
- Advanced experience using MS Office applications or G-Suite
- Computer savvy with the ability to discover, learn and implement advanced features of software tools
- Very comfortable having phone conversations with tenants, owners, and vendors
- A strong sense of urgency and ability to prioritize the most urgent tasks
- A strong understanding of (or desire to learn) basic property maintenance issues related to single-family homes
