Red Door Memphis (RDM) is a growing, family-owned residential property management company based in Memphis, Tennessee with a simple mission to glorify God by providing good housing at a good value to our customers. We provide value to our customers, both residents and property owners, by (1) ensuring that all our properties are comfortable and well maintained (2) providing excellent customer service, and (3) keeping maintenance costs low.

POSITION OVERVIEW
This is a full time role reporting directly to the owner of RDM. The Acquisition Coordinator will work virtually and is responsible for generating leads, closing contracts, and managing the ongoing acquisition of properties and land for RDM to own, renovate, rent and/or sell. Typical hours for this role are 8am-5pm CST, Monday-Friday with some flexibility.

ROLE MISSION
The mission of the Acquisition Coordinator is to find and research prospective purchasing deals and implement them, ensuring that all leads and contracts are managed to appropriate RDM quality standards and budget requirements. The Acquisition Coordinator is a key member of the RDM team and is the primary point of contact for generated leads, preparing all contract paperwork, and representing the company with sellers and transaction closing personnel in a prompt and professional manner.

RESPONSIBILITIES
The Acquisition Coordinator will have the following primary responsibilities:
-Perform searches and additional research using a Multiple Listing Service (MLS) and other tools to find prospective homes and land in the Memphis, TN area for purchase
-Utilizing a CRM tool to manage all potential leads, schedule prompt follow ups, and ensure none ‘fall through the cracks’
-Calling prospects with confidence, professionalism and minimal accent
-Guiding the seller to complete and sign purchase contracts/agreements online
-Effectively managing appropriate email and direct mail drip campaigns following best practices and industry standards utilizing a CRM tool
-Continuously following up with prospect sellers so that we never miss a deal because we failed to follow up
-Performing comp analysis, debt service coverage ratios and other appropriate analysis to determine if a property is a good investment
-Keeping seller information updated and dUpgrade to see actual info when a lead is no longer viable
-Negotiating the purchase terms and contract, implementing and finalizing the purchase
-Building and implementing processes and procedures to improve efficiency
-Ensuring performance against marketing budgets and make adjustments to those budgets alongside the owner of RDM as necessary
-Building the acquisition processes into a “machine” that is quickly and efficiently deployed
-Staying up to date on state and local Realtor contract requirements for buying and selling properties

REQUIREMENTS
Education: Bachelor’s degree, preferred.
Experience: 2-4 years coordinating acquisitions and real estate contract transactions
