JOB OVERVIEW

We are looking for the right candidates who can well do the job efficiently on the describe job description & responsibilities;

• Assisting the client inquiries, match requirements, schedule for ocular and present properties to prospective tenants
• Meet with prospective renters and take them on tours of the units that interest them
• Establish rapport with tenants and provide personalized service
• Determine the needs, living standards, and economic viability of prospect customers
• Confirm rental application data and personal references
• Provide information on all aspects of properties
• Negotiate leasing terms and conditions and close deals
• Ensure proper maintenance and inspect properties periodically
• Screening prospective tenants to ensure they meet eligibility requirements to qualify potential renters
• Prepare and execute leases in accordance with our property standards and regulations
• Collect application fees, security deposits, and rental payment
• Coordinate property maintenance and admin of the building
• Examining properties and informing maintenance staff of issues
• Inform residents of any changes to the rental agreement or upcoming problems with the property
• Follow up with prospective renters
• Recording and updating details of prospective and existing landlords and tenants into a computer database
• Advertising available properties and conducting property tours as part of marketing activities.
• Completing lease applications and assisting with the verification of application information
• Informing prospective tenants of results.
• Inspecting properties when tenants take occupation and vacate
• Liaising with tenants to provide information and address their complaints and concerns.
• Maintaining and storing documentation effectively.
• Accepting rent payments, security deposits, and other applicable fees
• Leasing agents help both residential and commercial clients find tenants for their property
• Oversee and coordinate the orientation of new tenants, and assist with performing office management and clerical tasks.
• Will preserve favorable relations with property owners and tenants for smooth relations and business transactions.
• Will ensure properties are maintained effectively, market properties, and screen prospective tenants.

Leasing Agent Job Description:
1. Advertising available properties, taking photos, and helping customers understand the terms of their contract.
2. The work environment ranges from office time to on-site property tours to drives with clients.
3. Weekend and evening work can be compromise and flexibility of schedule a must, as clients often want to view properties outside of regular business hours.
4. Must Organized and enjoy working with different people backgrounds, and have an aptitude for marketing and business.
LEASING SKILLS REQUIREMENT
1. Excellent problem solving and communication skills
2. Must have knowledge of the real estate industry and property management principles
3. Outstanding communication skills, both verbal and written.
4. Excellent negotiation and problem-solving skills.
5. Positive communicators with great time management skills and a passion for selling and business
6. Proficient multitaskers, organizers and have strong people skills.
7. Can balance the needs of property owners with those of tenants, and achieve occupancy and rental goals.
8. Business aptitude – applicants for this role need strong selling skills to secure rental agreements with tenants, so an aptitude for business is important to this job
9. Organization skills – leasing agents must be organized in order to make client appointments and schedule their time effectively

11. Problem-solving abilities – when prospective renters have concerns, leasing agents must resolve and address the problem, so they should be strong problem-solvers

Other qualification:
• 4-year Graduate of marketing, management, event, or rem an advantage.
• 2+ years' experience in leasing, hospitality or customer care or administrative work-related work
• Male: 25 to 27 years old
• Must be familiar and resides in Metro Manila
• Having a DRIVING LICENSED (CAR or MOTORBIKE) a MUST
• Have a Work from home set up with WIFi and Computer
• Can start Immediately
