1. Problem:
You need to arrange 10 repairs, 2 of them in the same location and 8 others all in different locations. All repairs require a different contractor to take care of the repair and all of them have different availability. Each one of the locations has a different owner and a different tenant. You need to inform the owner of the repair and arrange access for the contractor with the tenant. After it is arranged you need to make sure the repair was completed to satisfactory level.
How will you handle this problem efficiently in the shortest amount of time?
Describe what would be your step by step process.

2. Which repair requests listed below are you going to work on first and why? Number from 1-5. For 1 is the request that you will prioritize the most and 5 for the request that has least priority.

a. Dead light bulb in the kitchen
b. Bathroom faucet is leaking
c. Lock on the main door is broken (can't be locked)
d. Washing machine not working
e. Tenant requesting a parking pass

3. You are on shift on a weekend and all the Property Managers are on rest day then you received 3 emails from different tenants of the same building reporting there is no hot water for almost 2 hours now. (Hot water in Canada is very essential because of their cold freezing weather.) What will you do?

4. You are on shift on a weekend and all the Property Managers are on rest day then you received a call from someone who wants to see the unit in our ads and willing to send the application and all the requirements right away. But we all know that only Property Managers can show the units since we are working virtually. You also know that our goal is to place a tenant in each units that we are advertising as soon as we can. What will you do?

JOB OVERVIEW:
- Email management: ensuring that all emails are being taken care of
- Leasing:
*Posting of property advertisements
*Running the screening of tenant's application
*Respond to all showing inquiries
*Send agreements accordingly
*Posting of showing schedules
*Sending of performance report for property owners
- Repairs:
*Ensure that all repair requests are being handled efficiently
*Maintain a good relationship with our repair contractors
-Setting up owner/tenant accounts in our database
- Making sure that the company is on track in collecting rents, paying bills, analyzing variances, and must be able to create corrective actions if necessary.
- Maintains building systems by contracting for maintenance services and supervising repairs.
- Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
- Enforces occupancy policies and procedures by confronting violators. Prepares reports by collecting, analyzing, and summarizing data and trends.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
- Maintaining relationships and communication with clients.


Requirements:

- Must be A problem-solver
- Minimum of 1-year call center experience
- Knowledge of craigslist and Buildium is preferred, but not required
- Fluent/great in English with no or little accent
- Able to communicate on the phone in a professional manner
- Must be tech-savvy, self-starter, and reliable at all times.
- Responsible & able to work without supervision
- Amenable to work on shifting hours
- Must have a good understanding of how property management services work in general.

-Must have a quiet working environment
-Must have a good internet connection of 15mbps or higher
-Must have a reliable desktop pc with at least i3 processor, similar or higher.
-Must have 2 monitors
-Must have a quality headset
