I need an assistant to support operations in a small, growing real-estate portfolio.
The ideal applicant will have experience supporting long-distance rental property management. I'm looking for someone easy to work with, highly responsible with excellent English, and flexible availability to work on average 20 hours/month.
The specific tasks include:
Tenant Relations:
-Check that monthly rent from tenants are deposited on time.
- Follow up by call or
- Find/ call contractors/ providers to perform different maintenance and home improvement tasks. - Get bids from contractors, follow up, coordinate with the landlord to hire and schedule the service
- Fill out and mail forms (LetterStream: online service to mail physical documents inside the US)
Send notices to tenants
- Serve as liaison between landlord and tenants
- Make calls to tenants on behalf of the landlord
- Reply to tenant's inquiries (check with the landlord beforehand)
Real Estate:
-Bookkeeping and General management: maintain bookkeeping on each property, file receipts, keep records of expenses. Keep track of deposits and payments in the Rent Roll spreadsheet
- Call providers and different entities to update contact details or request documentation
- Pay taxes and bills
Rental Turnover:
- Keep track of lease expiration dates to renew it or find a new tenant
- Update listings on Zillow and Zumper
- Schedule showings
- Reply to inquiries
- Review applications
- Fill in lease agreements in online template provided
Rental Acquisition:
-Monitoring search results for new properties,
-Helping conduct due diligence
-Support compiling materials for loan review
-support prospecting or other outreach for finding and acquiring new properties.
