Full Time Virtual Assistant to Property Management firm based in the United States

Duties
-Place ads on Craigslist and Manage other advertising channels on a consistent basis.
-Answer inbound US calls and text messages from prospective tenants, pre-qualify them with basic questions, set showing appointments, and maintain a shared appointment calendar.
-Answer incoming calls and text messages from existing tenants, document issues, and work with on site Leasing Consultant to get issues resolved. Questions and issues to include maintenance requests, late rent payments, payment processing, early lease termination, walk through inspections, security deposit refund processing, common area maintenance, and personal issues with housemates.
-Make outgoing calls and send text messages to follow up with vendors, tenants, prospective tenants, and on-site leasing consultant(s)
-Process accounts receivable on a monthly basis
-Complete weekly bookkeeping tasks
-Run payroll and approve timecards
-Call/text tenants that are late on a monthly basis
-Create a monthly report for each property showing existing vacancy, future vacancy, Profit and Loss, cash flow, and net income.
-Create a weekly common area maintenance report showing deficiencies
-Complete new tenant setup procedure as needed
-Complete tenant exit procedure as needed
-Conduct skype interviews and hire local leasing consultants as needed in the Omaha Nebraska area
-Train and mentor leasing consultants as needed
-Help with Transcription work including typing and correct English grammar

Night Shift hours are based on US hours from 10:00 am to 7:00 pm Monday through Friday Central Time. This means that the start time for your shift will change in the spring and fall based on the daylight savings schedule in the US.
