FULL TIME Real Estate Operations Associate / $500+ per month (Data Research & Marketing)

Boutique real estate investment company is seeking a well rounded, self motivated, and AWESOME associate to join our team on a full time basis with the opportunity to quickly increase compensation!

We are located in Austin, TX and in the central standard time zone and expect the right candidate to work along side our hours. Monday through Friday 9:00 am until 5:30 pm.

Here is a detailed description detailing the tasks involved in this position:


Attend and maintain weekly meeting notes via Upgrade to see actual info & Upgrade to see actual info

Auction research:

Pull repeats from prior 4 months’ lists
Populate all data from MLS & realist
Populate property tax balances
Reconcile driver’s pictures
• Manage driver Dropbox folders
• Reconcile all pictures and confirm correct properties – Re-drive as needed

Properties:

New properties acquired:
Create Dropbox folders & Asana folders for acquisitions

Email title company to open title

Vacant Properties
Order rekey, when vacancy is confirmed
Activate electricity and water ASAP for contractor
Order surveys, once title commitment rec’d from title company
Populate material lists w/ Lowe’s items from prior orders

Completed Renovations:
List property in MLS as “incomplete” when repairs are nearing completion
• ABOR

After Closing
Change MLS status to SOLD – Enter data applicable from HUD form
Move Dropbox folder for properties from “HELD” into “SOLD” file

Leases:
List properties for lease in MLS

Accounts Payable:
Weekly invoice processing
• Populate check information in QBO
• Scrutinizing bills for savings opportunities
• Filing invoices – electronic in Dropbox

Future:
Manage mailing lists to direct mail drip campaigns
Send email newsletters
Outbound calls - prospecting
Design web pages for marketing
Manage and create social media posts
Research and find contractors
Text message prospecting
