For Contract to Close: Facilitate communication between buyers/sellers, agents on the other side, title companies, and lenders.Review documents such as the One to Four contract, Third Party Financing Addendum, Seller’s Disclosure Notice, etc. for completeness as they are filed.Upload files and data entry to TC workflow system/TcDocs.Upload and maintain files to broker compliance system/broker websites such as Dotloop, Zipformplus, KW Command, Backagent, Skyslope, Upgrade to see actual infond intro emails to buyer/seller, sales agent, lender, and escrow/title Upgrade to see actual infond documents for missing signatures through E-signatures platforms such as Dotloop, Docusign, Zipforms, Transaction Desk, etc.Schedule and coordinate inspections and repairs.Order a home warranty.Writing amendmentsReview title commitments for liens, bankruptcies, abstract of judgment and etc. Research and prepare utility information for buyers/buyers' agents to set up.Schedule closing and walkthroughSend CDA and wiring instructions of agents to title company. Review, and send settlement statement and closing instructions for buyer/seller.CRM Management. Ensure files and folders are updated and complete.Social media and create graphics/marketing materials thru Canva for under-contract and just-sold post. Lead generation through MLS search and reaching out to agents through Facebook. Building systems and processes to get the TC/realtor organized.
